AI requires larger data centres, preferably in regions with abundant green resources. It will strengthen cybersecurity and reduce the environmental footprint

"According to the report by Savills and Statista (statista.com), the European AI market will reach €76.5bn this year, up by 25.9% compared to 2023. The annual growth rate is expected to be 15.9% until 2030. These numbers confirm that artificial intelligence is gaining traction across industrial sectors, and data centres will be no exception."

Office Space

Companies require 14 sqm of space per employee, 1.9 sqm more than before the covid

"As part of the "Quo Vadis, Prague?" office sector discussion, Savills analysed the development of the Prague market in terms of construction, economy, investment, tenants' and landlords' requirements, also in comparison with other major European cities. At first sight, it may seem that there are enough office spaces for rent in Prague and that the trend of working from home will reduce their demand. However, the numbers speak clearly - companies do not have enough office buildings to choose from and where to grow. The speakers of the discussion included Pavel Streblov from Penta, Stuart Jordan and Pavel Novák from Savills and Rebecca Webb from the London office of Savills, who provided more insights into European trends."

Monaco, the host of the upcoming F1 race, has the most expensive apartments in the world, with prices reaching CZK 1.3 million per sqm

"According to the Savills World Cities Prime Residential Index 2023, Monaco remains the most expensive residential property market in the world with capital values standing at €51,400 (CZK 1,3 million), up 0.9% on the previous year 2022 and 1% below the record price of €51,900 seen in 2021. The most expensive district in the Principality is Larvotto, with a price of €65,000 (CZK 1.6 million) per square metre. The return to offices and educational institutions, along with the revival of tourism has brought passenger numbers on Prague’s metro back to 90% of the pre-pandemic levels

"According to Savills, the return of employees to work, students to schools and tourists to cities has had a significant impact on the utilization of local metro systems. In Prague, the number of passengers in 2023 returned to 90% of pre-pandemic levels, while in Singapore it reached 96%, in Madrid 98%, and in Shanghai even 100% of pre-pandemic levels. Building & Project Consultancy

Technical due diligence is absolutely crucial for real estate investments or financing

"Upvest and Savills cooperate on projects related to investments in a form of share in a class of assets known as real estate private debt and private equity. Savills provides technical due diligence for these types of real estate projects, which is, along with commercial, legal or financial pre-investment due diligence, crucial for this type of investment. After evaluating all aspects and results of external reviews, Upvest adjusts the contractual relationship in the context of the identified risks and either implements or rejects the investment project if insurmountable risks are identified. Upvest has so far financed CZK 3.4 billion within 52 investment projects (with a total value of CZK 23.2 billion) and has paid out CZK 1.6 billion to investors."
