Ostrava’s brownfields attract growing interest – Lenzing Biocel as a prime example

"According to the Podnikatelské nemovitosti a brownfieldy (Business properties and Brownfields) publication by CzechInvest, the highest number of brownfield sites in 2024 was recorded in the Moravian-Silesian region, with a total of 709 locations. This region, along with the Ústí nad Labem and Central Bohemian regions, also ranks among the areas with the strongest investor interest. Successful examples of transforming former brownfields into modern industrial zones for lease include Contera Park Ostrava D1 and the adjacent development area Hrušov, Ostrava City Logistics Zárubek, P3 Ostrava Central, and the industrial park DMC Paskov."

"According to Savills report Prague Office Hubs 2025, over the past few decades the structure of the Prague’s office market has evolved into twelve major office hubs. Today, these areas form the City’s largest concentrations of high-quality office space. Each district has its own unique character – attracting different types of companies, developing at its own pace, and offering distinct conditions. Among them, three business districts stand out for their total Grade A stock volumes: Pankrác & Budějovická, Karlín & Invalidovna, and the City Centre."

Prague and Brno unable to keep pace with demand for industrial space

"Savills has analysed the development of demand and availability of modern industrial space across the Czech Republic. The intensive construction of warehouse and production facilities for lease continued into the first quarter of 2025. However, supply remains insufficient in certain key markets – particularly in Prague and Brno. To a lesser extent, a similar imbalance is observed also in Vysočina and larger cities in South Bohemia. While this opens opportunities for new industrial projects, it is important to ensure that all input costs (especially land prices) do not lead to excessively high rental rates that tenants in specific locations may not be willing to accept."
