Czech Republic in 2033: The dominant age group will be 50 to 59 years old and the demand for smaller flats and hybrid working models will be higher

"Savills has prepared an overview of how the real estate market should react to the changing age structure of the global population. This study, carried out as part of Savills Impacts programme, is about the prediction of residential supply and related services and hybrid working models. The fact that many western countries are some of the fasting ‘ageing’ in the world isn’t news. In 10 years' time, the largest proportion of the Czech Republic’s population will be between 50 and 59 years old. Other countries in Central and Eastern Europe are in a similar position. In Germany, Austria, Italy or France, the dominant age group will be 60 to 69. Meanwhile, at the other end of the scale, many African nations are seeing increases in their youthful populations."

Dubai named the best location for an Executive Nomad

"Dubai has taken the lead in the 2023 Savills Executive Nomad Index, launched as part of the firm’s Impacts programme, knocking last year’s top location, Lisbon, to fifth place. The Savills Executive Nomad Index ranks 20 destinations for long-term remote workers. All either have a digital nomad visa programme, or equivalent, or in the case of the US and European countries, are already part of a large economic bloc that allows free movement of people for living or work. They offer favourable climates year-round, a high quality of life and have established prime residential markets. Newly, the Czech government has approved the Digital Nomad programme, which will open up job opportunities for digital nomads from several countries from outside the EU. Until now, no similar permissions existed in the Czech Republic."

Growth of semiconductor production across EU set to generate 10.8m sq m of warehouse demand by 2030

"According to Savills latest Spotlight, Semiconductors and the Logistics Sector, Europe’s share of semiconductor production will need to more than double to reach the EU Chips Act’s target of 20% of global output by 2030. The EU has set aside €43 billion to attract investment into semiconductor fabrication labs, which Savills believes will generate more than 10.8 million sq m of warehouse demand over the next seven years. According to Savills in the Czech Republic, the share of manufacturing companies in newly leased modern industrial space is already growing. This increase has been recorded by Savills since the second half of 2022 and by first half of 2023 it reached almost 60% of the total space leased."

Manufacturing industry and renewable energy driving warehouse demand in the Czech Republic

"Since the second half of 2022, Savills has seen an increase in demand from manufacturing companies for modern warehouse space in the Czech Republic, accounting for 57% of the total space leased in the first quarter of 2023. One of the reasons why demand from this sector is growing is "nearshoring", i.e. the shift of production from Asia back to Europe. During Covid-19, demand was significantly driven by the e-commerce sector, which at its peak in Q3 2021, accounted for up to 62%. However, over the last three quarters, e-commerce activity has declined significantly and, as of Q1 2023, is now at 6%. Given uncertainty energy supply and costs, and thanks to government support of renewable energy, demand from this sector is also growing significantly, says Savills."

The intersection between office and personal life is increasing

"Savills and serviced office operator WorkLounge have organized a discussion named Work & Live 2024. The discussion focused on the office market and work trends. It pointed out that the intersection between office and personal life is increasing. In fact, that employees' personal lives increasingly influence companies' decisions about choosing the most suitable office, and that employees consider working from home for the convenience of a home office or close commuting distance to work. All four speakers also agreed that the office market is currently influenced mainly by the economic situation and by work trends related to the possibilities of working from anywhere."
